What you get
Selling your home, step by step.
Most of the price you get is decided before the sign goes up. We walk through your home, compare it with sales from the last 90 days nearby, and give you a written plan that covers the list price, what to fix, what to leave alone and the week you should list. You see the full marketing plan and our commission in writing before you sign anything.

Before the sign goes up
Three weeks before you list.
Most of the price you get is set in these three weeks. Here is what happens in each one.
Week 1
Walk and price
- We walk the house with you, room by room.
- You get the recent sales we compared, and the price we suggest.
- We agree on what to fix and what to leave.
Week 2
Fix and clear
- Small repairs from the list, done by trades we can refer.
- Clear each room down to what it needs.
- Optional pre-listing inspection, so buyers see the report up front.
Week 3
Photos and plan
- Professional photos, a measured floor plan and a video walk-through.
- We write the listing and you approve every word.
- The home goes on the MLS® System and REALTOR.ca.
Repairs
What to fix, what to leave.
We give you this list at the first walk-through, for your house in particular. These are the calls we make most often.
Fix
- Anything a home inspector will write down, such as a dripping tap, a loose railing or a missing smoke alarm.
- Water. A dry basement matters more to buyers here than a new kitchen.
- Paint in rooms with dark or bold colours.
- Burnt-out bulbs, sticking doors and cracked switch plates.
Leave
- A dated kitchen that works. Buyers price in their own plans.
- Original features such as oak stairs, radiators and plaster. Buyers in these streets look for them.
- Big projects you cannot finish before the photos.
Questions
About selling your home.
Can you show my sold price on your site afterward?
Only with written consent from you and the buyer. Without it, we do not publish the price or the parties. RECO Bulletin 5.4 sets out these rules.
Should I renovate before I list?
Usually not. Fix what an inspector would write down and deal with any water. We tell you at the first walk-through which jobs are worth the money.
How much is your commission?
Commission is set by agreement between you and the brokerage, and we put it in writing before you sign a listing agreement. At the first meeting, we go through what it covers.
